What types of grant money is available?
Standard Grant - $5,000 for all eligible homebuyers.
Protector’s Grant$7,500. Eligible homebuyers who are employed by entities that provide public protection. Examples would be police officers, firefighters, nurses, military (to include national guard or reserves) probation and correctional officers, TSA, etc.
Choice Grant up to $10,000.  Eligible homebuyers whose household includes an individual living with a disability. 
Honors Grant - $10,000. Eligible homebuyers who are the survinging spouse of a military serviceman or servicewoman or a public protector
Welcome Home Grant - $10,000Eligible members of the Georgia National Guard or Georgia Air National Guard who purchase a home in the state of Georgia.
Signature Community Grant - $7,500Eligible employees of local governments
Grant Program - Minimum of $5,000
This brochure highlights the guidelines of the grant program. Qualify for a minimum of $5,000. No specific occupation is required for this grant.
Teacher's or School Employees Grant - $7,500

ANDP Homes is working with six jurisdictions throughout metro Atlanta. All of these jurisdictions are offering financial assistance to help qualified buyers purchase beautifully rehabilitated homes.  In many cases, qualified buyers could get up to $25,000 in assistance! Cobb County Neighborhood Stabilization Program
These houses are part of the Cobb County Neighborhood Stabilization Program. Buyers MUST meet all eligibility requirements to receive up to $30,000 in grant monies to help with closing costs, down payment assistance and forgivable soft seconds.

These houses will be sold at the acquisition cost, plus rehab and real estate fees. The list price is based on repairs/improvements that are scheduled to be completed. The price of the house will be adjusted to reflect the true cost prior to closing, per HUD requirements.

About the Program
The Neighborhood Stabilization Program [NSP] provides emergency assistance to state and local governments to acquire and redevelop foreclosed properties that might otherwise become sources of abandonment and blight within their communities.

Through grants, state and local communities will purchase foreclosed or abandoned homes to rehabilitate, resell or redevelop. The goal is to stabilize neighborhoods and stem the decline of home values.

This HUD federal program is authorized under Title lll of the Housing and Economic Recovery Act of 2008.

Cobb County received approximately $6.9 million from HUD and $1.7 million from Georgia Department of Community Affairs to acquire and redevelop foreclosed residential real estate in Cobb County’s areas of greatest need.

Benefits of the program
Cobb County’s Neighborhood Stabilization Program is committed to helping workforce individuals and families realize the dream of homeownership. To accomplish the goals of the program, Cobb County will purchase vacant, foreclosed residential real estate in areas of greatest need, rehabilitate and sell these homes to buyers who are eligible to participate in our program.

In order to be eligible to participate in the Neighborhood Stabilization Program, you must:

  • Be a U.S. citizen, qualified alien or a non-immigrant
  • Be able to qualify for a mortgage
  • Attend an 8-hour HUD class
  • Home must be your primary residence
  • Meet income qualifications


GwinnettCounty NSP Grant Program
HOMEBUYERS – Low, moderate, and middle homebuyers will be eligible to purchase the NSP homes. To qualify as a homebuyer, the gross income of all persons living in the household may not exceed the limits presented in the table below.

To be eligible for NSP-assistance, prospective homebuyers must qualify for a fixed interest rate first mortgage from a mortgage lending institution and must complete an eight hour Homebuyer Pre-Purchase class taught by a HUD-approved housing counseling agency. The program is only for owner-occupied homes, and can not be used for investment properties.



Fannie Mae is offering buyers up to 3.5% in closing cost assistance on HomePath properties. To be eligible for this incentive:

  • Buyers must be owner-occupants and confirm that the property will be used as their primary residence by completing a certification form (investors are excluded); and
  • Selling agents must represent owner-occupant buyers purchasing a HomePath property and offers must be submitted on or after the effective date.

The Homestead Exemption is available to legal residents of Georgia for their primary homes. You are able to claim a partial exemption, which can amount to substantial property tax savings. Senior citizens may have additional exemptions available.  Check with your county tax office. You are entitled to the Homestead Exemption if you owned and occupied your home by January 1. Unless otherwise note, the Homestead Exemption filing deadline is March 1st.

What You Need in Order to File:

A copy of the recorded warranty deed, Social Security numbers of all persons on the deed, the mortgage holder, and the amount of the mortgage.Note: Some counties may require a copy of the closing statement.
